Seller’s guide

How much is my nail salon worth?

Most buyers price a nail salon on the profit it makes for its owner each year, then adjust for the lease, the staff and the location. Here’s how it works, in plain language.

The short answer

Many small nail salons sell for roughly 1.5 to 2 times the owner’s yearly profit (called SDE, explained below). BizBuySell’s nail salon data shows median earnings multiples of about 1.5 to 1.9, and a revenue multiple of about 0.4.

Step 1: Find your SDE

SDE (seller’s discretionary earnings) is the total yearly benefit the salon gives one full-time owner. Start with the profit on your tax return, then add back what a new owner wouldn’t pay:

  • The salary you pay yourself
  • Personal expenses run through the business, such as a car or phone
  • One-time costs, such as a remodel or a lawsuit
  • Interest, depreciation and amortization

Here’s a made-up example:

Profit on tax return$60,000
+ Owner’s salary$30,000
+ One-time remodel$5,000
SDE$95,000
× 1.5 to 2$142,500 to $190,000

Example only. Your accountant can help you calculate your real SDE.

Step 2: What pushes the price up or down

Usually raises value

  • A long lease the landlord will transfer
  • Technicians who plan to stay
  • Books that match your tax returns
  • Steady regulars and strong online reviews
  • Newer pedicure chairs and equipment
  • An owner who isn’t doing most of the services

Usually lowers value

  • A short lease, or a landlord who won’t transfer it
  • Income buyers can’t verify
  • Sales that dropped over the last year or two
  • Key staff likely to leave with the owner
  • Repairs or equipment that need replacing
  • Heavy dependence on the owner’s own clients

About cash: buyers and lenders usually pay only for income they can verify on tax returns and bank statements. Unreported cash rarely adds to your price.

Why chairs or sales alone don’t set the price

Two salons with the same number of chairs, or the same yearly sales, can be worth very different amounts. What matters to a buyer is what’s left over for the owner after rent, payroll and supplies, and how likely that is to continue after the sale.

A typical sale price covers the business name, equipment, supplies, customer list and the lease transfer. It usually doesn’t include cash in the bank or the building itself.

How to raise your price before you sell

If you can plan 6 to 12 months ahead:

  • Keep clean books that match what you report on taxes
  • Talk to your landlord about extending or transferring the lease
  • Keep your best technicians, and write down your staff setup
  • Fix visible repairs and replace worn equipment
  • Ask happy clients for online reviews

Questions owners ask

Is the value check really free?

Yes. It’s a private 10-minute call with Tayna, with no cost and no obligation to list.

Will my staff find out I’m thinking about selling?

Not until you’re ready. Our business summary leaves out the salon’s name and address, and buyers sign an NDA before they learn which salon it is.

How long does it take to sell a nail salon?

It depends on price, lease, records and location. BizBuySell reports a median of about 137 days on market for nail salons sold through its marketplace. We don’t promise a timeline, but we send a written update every week.

Do I need a broker to sell my salon?

No, owners can sell on their own. A broker helps keep the sale confidential, screens buyers for financing before they visit, and manages the lease transfer and closing paperwork.
